Hi, I’m Paul Mahoney, I am the managing director at Nova Financial and today I’m going to talk to you at investing your pension in property. What we’ve found from talking with clients is that they don’t really consider their pension as theirs. It’s this very long term savings plan they’ve been putting money into for years and not really getting a very good return, and they don’t really think about utilizing that until much later on in life.
What they haven’t realized is that in fact you can better utilize that money. You can switch it into what’s called a self invested pension or a SIP and that pension can then be invested in property. It can’t be invested in residential property but it most certainly can be invested in commercial property, and commercial property includes things such as purpose built student accommodation, care homes and also things like serviced accommodation or hotel style investments, which do tend to offer quite a strong return often in access of 8-10% net returns per annum, which can obviously help you build that pension pot and potentially help you invest in something that you’re slightly more comfortable with and feel as though you have more control over.
