Our property management package offers a complete management solution from start to finish. We charge 7% + VAT for a full property management service including:
- Visiting your property, taking particulars and preparing floor plans
- Setting up an online account to store your documentation so it can be accessed at any time
- Advertising your property on major property portals and on our website
- Viewings carried out by our agent as required
- Referencing tenants
- Carrying out an inventory and schedule of condition at the property on check-in with the tenants.
- Tenancy Agreement
- Deposit registration
- Gas Safety Certificate as Required (additionally charged)
- Rent Collection with payment forwarded to your account by BACS and monthly rental statement.
- Property Maintenance (Subject to the landlord’s approval to carry out the required work)
- Rent Guarantee with legal protection (optional at an extra cost of £10 per month per tenant)*
- Legal Notices
- Check Out at the end of the tenancy
- Yearly review of your buy to let mortgage/s
- Yearly review of your property portfolio to ensure you are on track toward achieving your goals

Full Property Management Services
In this package we offer you a full management service including viewings and periodic inspections to ensure that your property is suitably maintained by the tenant and your investment is protected. We also carry out all maintenance work required using our own contractors who offer us discounted prices which we pass on to you.We ensure that on every inspection your property meets all legal requirements through our due diligence process.
*The rental guarantee provides all the cover needed to ensure that the tenants meet their rental payments. Even after our strict referencing procedure, tenants can fall victim to unforeseen circumstances and with this package when the tenant becomes one month in arrears we can retrieve the rental payment through an insurance backed rent guarantee scheme and also implement the necessary legal proceedings to regain possession of the property and re-let as soon as possible causing minimum financial loss to the landlord (Please note: the rent is only guaranteed whilst a tenant is at the property, the guarantee does not cover voids).
